07160 Paguera · Peguera
Description
Situated in a prime south-west-facing location in Paguera, this exceptional property offers a rare combination of spacious Mediterranean living, impressive privacy and attractive investment potential. Surrounded by a spacious, lushly landscaped garden, it boasts spectacular views across the sea and the surrounding mountainous landscape – a panorama that lends this property a truly special atmosphere. A standout feature of the property is the existing indefinite tourist licence for up to 12 people, which gives the property particularly interesting potential for use. The main villa spans three levels and impresses with its spacious and well-thought-out layout. The entrance area is situated on the upper floor. Here you’ll find the spacious master bedroom with en-suite bathroom and dressing room, as well as two further bedrooms, each of which also has its own en-suite bathroom. This level is complemented by a guest WC, a kitchen and a spacious living and dining area with an open-plan fireplace. Two of the bedrooms and the living room open directly onto the sea-view balcony. On the ground floor, there is a separate lounge with direct access to the spacious pool terrace, a utility room, a guest toilet and a further bedroom with its own en-suite bathroom. A self-contained guest apartment with its own kitchen, living area, two bedrooms and a bathroom completes the layout of this floor, allowing for flexible use by family, friends or guests. The basement houses the spacious garage with space for two cars. There is also an additional room here with a barbecue for private use. The adjoining covered terrace offers further space for socialising and expands the wide range of uses for this level. The detached guest house features two further bedrooms, a kitchen and a separate living room, and can be used completely independently. Furthermore, on the spacious plot there is another separate building with approximately 30 m² of usable floor space, which – subject to the necessary planning permission – could be excellently converted into an additional guest apartment. The real gem of the property is the spacious and exceptionally private outdoor area, featuring a swimming pool, several covered and open-air terraces, a barbecue, an outdoor kitchen, an outdoor shower and a lovingly tended garden with mature trees and an extraordinary variety of Mediterranean fruit and vegetable plants. Location
The tranquil village of Paguera is surrounded by the foothills of the Tramuntana mountains and is characterized by a beautiful, hilly landscape. The rather touristy oriented town has an attractive boulevard with numerous cafés, boutiques, shops and supermarkets, as well as three large beaches and a palm tree-lined promenade. A beautifully situated stable and riding club, as well as the fantastic tennis centre, offer additional variety. Paguera offers mid- and high-end apartments as well as attractive villas and townhouses, many with fantastic views of the surrounding pine forests and the sea. In particular, the picturesque district of Cala Fornells, with exceptionally beautiful apartment complexes, is highly recognised by the architecture of the Mallorquin architect Pedro Otzoup. Cala Fornells has a small sandy beach and several idyllic coves.
