Real estate in southwest Mallorca

153 properties

Mallorca's southwest — the municipalities of Calvià and Andratx between the edge of Palma and the end of the Tramuntana — is the heart of the island's luxury property market. Over some 30 kilometres between Palma and Port d'Andratx lie Bendinat and Costa d'en Blanes, Portals Nous with the marina Puerto Portals, Palmanova, Santa Ponsa with Port Adriano and El Toro, Costa de la Calma, Peguera, Camp de Mar and finally Port d'Andratx — each with its own character, all a short drive from Palma and the airport.

Here you will find frontline villas, apartments overlooking marinas, new developments, fincas in the hinterland of Andratx and building plots — and in DC Finest an agency that is based in Port d'Andratx and knows each of these locations from first-hand experience.

Micro-locations from Palma to Port d'Andratx

The southwest is not one location but a chain of very different towns. Costa d'en Blanes, Bendinat and Portals Nous sit closest to Palma and are defined by hillside villas looking out over the bay. Palmanova and Santa Ponsa offer the widest choice of apartments and villas, from 1970s stock to new builds; above them, Sol de Mallorca and El Toro are quiet villa enclaves right on the coast.

Further west the towns get smaller: Costa de la Calma, Peguera and Camp de Mar gather around sheltered coves before the road drops behind Cap Andritxol into Port d'Andratx. In the valley beyond, Andratx and S'Arracó mark the start of the rural hinterland with its fincas and plots.

Golf, marinas and schools: infrastructure for twelve months a year

Six golf courses, three international marinas, international schools, private clinics within reach and restaurants of capital-city standard: the southwest's infrastructure works twelve months a year. The courses at Santa Ponsa, Bendinat and Andratx are minutes apart; the marinas Puerto Portals, Port Adriano and the Club de Vela in Port d'Andratx cater for every size of yacht.

International schools are located in Portals Nous and near Santa Ponsa, private clinics in Palma. The Ma-1 motorway links the whole coast to the city; from most towns the airport is around 30 to 45 minutes away.

Which part of the southwest suits you

If you want to be close to the city and dine in Palma in the evening, look between Costa d'en Blanes and Palmanova. Families with school-age children favour Santa Ponsa and Sol de Mallorca for the short school runs and level plots. If you prefer space and quiet, Camp de Mar and Port d'Andratx offer low-density building and many frontline properties; the hinterland of Andratx adds fincas with land.

For investors the year-round demand is what counts: second homes here are used in winter too, which supports both rental and resale. Together with the sheltered south-west orientation and the proximity to Palma, this explains the consistently strong demand in the region.

Off-market and current listings: how DC Finest works in the southwest

That demand is also why many of the best properties here are never publicly listed. Our office in Port d'Andratx receives a share of villas, apartments and fincas directly from owners before they reach any portal. The current portfolio per town is shown on the individual location pages and collected in the property listing; how a purchase in Mallorca works, from reservation to completion at the notary, is explained under buying property.

Talk to us if you are just getting to know the southwest and would like an assessment of which location suits you.
